Do not come here!...They lie a lot to you to get you to move in. They steal from you. The rent constantly goes up and up. The community fee added to your rent is not $15 a month. You are also paying for amenities that are not provided.
They"ll show you a least that looks like 12 pages, but once you sign and move in, they'll email you to read and sign a new least that's
85 SHEETS LONG! There are hidden pages. I told them I was not signing the new least because it wasn't what I read. When I looked at it again, the sheets I never read had been computer signed for me. Before I moved in good, items were stolen from my apartment , stuff being moved around, boxes rambled through, and several of my clothes were stretched torn and stolen with other properties of mine. I went to the office more than once, trying to get them to change my code. I was told management were the only ones to have access to my apartment, and they wouldn't change it. Management never tried to help me .
There were also water rings and dark spots in my ceiling that had been painted over but showing back up from mold. There was mold in the bathroom and paint peeling in the tub, standing up in the water, I could not take baths. I had to take showers only. ROACHES and bugs from all get out. The spraying they had done was no good. The roaches and bugs could beat me running around there. I had to exterminate my own apartment.
I reached out to a higher up personnel of management named Michelle Mabe for help. I told her that I would never give them the time or day with an 85 SHEETS LONG LEASE. She laughed and responded, " Our lease is pretty long." She knew about the stealing and lies being told to get people to move in. I also expressed my security concerns and told her about the stolen items and my damaged clothes that were destroyed and management not wanting to change my lock code to my apt. SHE SAID NOTHING!
Never addressed or said anything about a refund of my damage and stolen property. Instead, I was sent a bribe contract saying I could get out of my lease if I kept quiet and not held them responsible for any illness or sickness cause by staying in the apartment. When I called her back about this cunning lease, she would not answer, even to this day.

I moved because of fear and the feeling of being unsafe and secure of what was supposed to be my personal space that was violated by the landlord. Now,they're trying to destroy my credit by harassing me and turning me over to collections for a lease THEY broke and violated. They want me to pay them
for not allowing them to keep coming in stealing from me and accepting a bribe close contract.

It's my understanding that BH Management "Core Value" is COMPASSION and HUMILITY. It is said to light the way and to foster growth, connectedness, and to better the livelihood of their residence and employees. They profess to be honest and trustworthy and to do what is right because its the right way to do business.

This core value is a lie, too.

I called the main office and was told that the CEO of BH Management and the owner knows about how things are being operated below.

Had an appointment to tour a one bedroom today. Rob gaslit me so hard today when I went in. Claimed he didn’t have any one bedrooms to show me, which is crazy because they had a few apartments available on the website. Didn’t offer to show me the amenities or anything, just said what I was looking for was going to make it difficult. He didn’t realize that the one bedroom floor plan had different layouts, and he claimed I was the first person to ask for a specific one bedroom floor plan. The way I was treated today did not make me want to move there.

I moved in a couple months ago and we love it here. The service that was provided by Patty and josh was incredible. They worked so hard to get me and my wife the best deal. They did everything they could to provide a space of understanding and patience. I can’t thank them enough for what they did for me me and my wife upon moving in. (THE 5 STAR REVIEWS ARE NOT FROM RESIDENTS. THEY'VE ONLY TOURED) KEEP THAT IN MIND.
Due to character count limitations, this review has been truncated. Editing to be more precise in this review. We were assigned the wrong apartment number 2 times so I had to call utilities 3 times to change the address during our move-in. During our 1st month we killed a puppy sized rat (see photo) that was making its way from the apartment next to us into ours. This is to blame on the amount of trash that is piled up at the main entrance of the apartments every Monday (photo). In 1 year we were able to use the clubhouse/amenities for only 10% of the time but CHARGED for shared use 100% of the year. The clubhouse was closed 11/22/22 thru 02/2023 for ā€œpainting.ā€ Again closed on 05/15/23 for a full remodel. As of Oct 2023 it is still closed (photo 10/07/23). Parking is ridiculous. Don't even consider living in building 2077. Just don't. The staff uses the community center as an office, it is attached to building (2077). The staff (& the cars they use to give tours + their golf carts) park at the 2077 building almost every day (see photos, the white car is a community tour car). Also, by 2077 building is the 1 pool that they have open, despite having 3+ pools in the community. So parking was always limited due to the pool, mail pick up, package pickup and now staff using it as an office. Don’t bother asking the staff to move. They will tell you ā€œparking is first come, first served.ā€ Note the signs are ā€œparking for residents of building 2077 onlyā€ (NOT STAFF). The main complaint I have about Rockledge is the LACK of safety. The gates only worked maybe 5 days out of the entire year (see photo of both gates open). The pool has no lock on it so that means *anyone* can drive in & *anyone* can get into the pool. One evening, a group of 3 men were at the pool. One of the men was visibly drunk or high. He kept stumbling & falling into the pool fully dressed to the point that it scared my 13-year-old. She thought she was going to witness someone drowning/dying. Security? I’ve seen security sitting in their cars & sitting in the closed clubhouse but rarely did I see them patrolling. Glass bottles of alcohol can be seen every day at the pool, despite the ā€œrules.ā€ But, don’t expect the staff to intervene when they themselves can be seen, in uniform, walking around, lighting up a blunt in plain view of the community center/office. Legal or not in this state, it's really unprofessional. There were days that I had received a package without ANY notification from the service that we PAY FOR. I now know (bc staff told me) that the system for package alerts was down for 4 months & they didn’t care to let ANYONE know in the community. The room was full of boxes & they were just waiting for people to ā€œstop by to checkā€ instead of sending out an email. They locked the package room permanently where you had to bring a FOB to get in the door. That is a great idea but they never communicated the need to BRING your FOB with you to pick up a package. I can’t tell you how many frustrated neighbors I ran into because they were never told. Including photos of damage caused to 2077 building in the 1 year we lived there. Fallen gutters from not being cleaned properly & huge tree limbs that blocked the pathway. Bottom line, you will be paying through the nose in nickel and dimed fees for services that you will not be able to take advantage due to their negligence. Do not rent here. You've been warned adequately.

I was initially excited about Rockledge due to its ideal location and a positive recommendation from a friend. However, my experience has been a series of frustrations and disappointments.

The online listing for Rockledge showed only one format for one-bedroom apartments, called "Aspen". Both the virtual and in-person tours showcased the most updated version. In hindsight, they should have clarified the differences between upgraded and traditional units to avoid confusion.

Upon arrival, I discovered my assigned apartment looked nothing like what was advertised. Instead of vinyl flooring, there was carpet throughout. The unit was poorly prepared, with spiderwebs, dust, stains in the bathroom, and faulty blinds. After speaking with Community Manager Todd, he agreed to transfer me to a unit that matched the showcased apartments.

This is where things became complicated:

1. I was initially told by two staff members the credit from my original apartment would transfer to the new one.
2. This information turned out to be inaccurate, leading to financial complications.
3. The reimbursement process for the original apartment has been excessively slow. As of October 6th, more than three weeks after the transfer, I still haven't received my money back for the last two weeks of my original unit

Update: 11/25

I discovered mold in a hallway closet. While it was treated, it speaks to the units not being properly readied for the next tenant.

Over the past two weeks I’ve seen four cockroaches in my unit, which, from the other reviews seems to be a consistent trend.

They say the valet trash service (tenants pay a fee to have their trash collected from their doorstep)is to ā€œkeep the community cleanā€. Ultimately it regularly places rotting food outside our doors, which, I’m sure doesn’t help with pests.

While I love the area and the apartment itself, the poor management, communication, and financial handling have significantly marred my experience. It's unfortunate that these issues have overshadowed the potential of the complex. At this point, I cannot recommend Rockledge to others, which is disappointing given how much I wanted to love living here.

Beyond frustrated and disappointed regarding the unresolved maintenance issue with my washer and dryer, which has now persisted for several months.

Back in the summer, I submitted a maintenance request due to issues with the washer and dryer not functioning properly. A technician came out and simply restarted the dryer, but that did nothing to resolve the underlying problem. By October, the dryer completely stopped working, and I submitted another maintenance request. No one came to check or repair the dryer at that time.

I submitted yet another request in October, clearly stating that the dryer was still not working, and was advised not to submit further requests. Since then, I have received no updates from your team regarding the status of the repair or any plans to resolve the issue. I have not been informed of any delays, part shortages, or any other factors contributing to the ongoing inaction.

It has now been four months since the dryer stopped working, and I have had to make alternative arrangements to do laundry, at my own expense. This is completely unacceptable. I have made multiple attempts to address this issue, yet I have received no communication, no follow-up, and no resolution.

This lack of response and disregard for tenant needs is ultimately the reason I will not be renewing my lease. I expect immediate action on this matter and a clear update on the status of the repair. If there are delays or parts pending, I deserve to be informed about the situation. The current level of service is unacceptable, and I need to be contacted promptly to discuss next steps.

Big ā€œNOā€ to this apartments…!!!!!
Not even worth of one star…

If you get into this apartments.. you’ll be trapped for sure. Yes, you heard me right!!
You have no way to get away from these apartments unless you get your lease end.

I came here in March 2024 moved all the way from Virginia along with my family. I have checked the apartment online tour and applied for it and after the application, they asked for 1month extra payment as deposit which is non- refundable And I have no option - I paid that. They changed the apartment last minute when I reached Atlanta saying that the apartment we applied is not yet available. At that moment, I have no other option as I paid the non- refundable deposit and moved from Virginia with family.

Here come the things started… The apartment I applied is totally different from the reality. The exterior area is full of cockroaches, cobwebs everywhere. And trash on the floor. The dirty stains on the floor. And coming to Inside the apartment., on move-in day, As soon as I entered the unit, Apartment is full of cigar smells, Cockroaches everywhere in the apartment, Doors are broken and The mirror in the bathroom was broken and The bath tub is not sticked. And the draws/ cabinets are with hair and Trash. Bathroom commode’s were used and not even flushed. There was no basic cleaning after someone moved out. They just gave that unit the same way previous residents left. I got so depressed watching this. And took my concerns to leasing office and the people in leasing office are so rude they will be doing nothing with our concerns. They will simply says ā€œI have no idea.. Please request the orders to fix the things onlineā€. I posted few pictures from day1.

I have no option to leave that place, I can’t put my family on road. From the day 1, It’s been more than 6 months, Even though we keep the apartment clean, There are cockroaches coming from outside, The exterior area will be always stinking. I have seen Snakes so many times and even outside the door.

And finally, I lost my patience and I decided to move out, And I talked to them regarding the lease breakage, The person name Sierra - she has no information regarding this, She will simply asks us to wait for the response from the manager. They will just waste our time in waiting as the manager will be so busy. I have been waiting since a month. Now, they says that to break the lease I need to provide 60days notice and 1 extra month payment. It will take almost 3months room rent.
I have never seen these kind of rules. 60days notice period is required if I end the lease. Here I need to break the lease, So it would be charging extra charges for that but it doesn’t need to be noticed 60days prior. How does that work for Lease breakage.. I don’t understand…

Here, I realized that I got trapped here till my lease ends. If I need to leave this place, I need to pay 3months rent as penalty.
Oh God… Please Save me!!
