The NILE Experience
We emphatically recommend NILE to anyone entering the housing market. We could effortlessly fill page after page raving about our experience with NILE and NILE team, however as nobody has time for that we will highlight the key takeaways from our experience:
The Team
It wouldn’t be right to start anywhere but with our NILE Advisors, Khaled and Anne - two of the most kind and considerate individuals we have had the pleasure of meeting. I cannot recall a single instance where we were unable to speak with (in minutes), either Khaled or Anne - we always felt like the priority. At every decision point along the way they offered radical transparency, honesty, and their unbiased opinions. It felt as though we were truly approaching our home sale process as a team, and while we often leaned on Khaled/Anne to answer our myriad of questions, we always felt in control.
Approach to Real Estate
NILE’s approach to real estate differs from anything we had previously experienced, in that everything was tailored to nurturing a positive client experience. They have ex-hospitality professionals on staff who coordinated the appointment showing experience, we zoomed with a professional author who drafted the listing, a professional photographer and digital tour technician captured all of the hard work that we put in to the remodel, everybody entering the house was required to abide by a zero-tolerance COVID policy (masks, temperature check, etc.), everybody entering the house was provided with shoe coverings to protect our home (biodegradable plastic that covers just the sole of your shoe – super cool), and the list continues. Even their ‘For Sale’ sign conveyed a modern and sleek air, that differs from what I have traditionally seen in the marketplace.
Incorporation of Technology
Nile’s data-driven approach, used in lieu of the traditional ‘used car salesman’ schtick, is what initially drew us in. As a Moneyball guy, opting for data-driven decision making as the status quo in our home selling process made perfect sense. Although all the critical decisions we made were steeped in data/research (e.g., list price, listing time, staging, time on the market, the list continues), I think it prudent to call attention to the most unique (in my opinion) elements:
NILE Offer Score Report
The Score Report leverages a proprietary algorithm to analyze all relevant data points related to the home sale and scored each offer on a 1-100 scale. The summary page made it easy to compare offers, discuss which key drivers we wanted to focus on, and ultimately decide on our counter-offer strategy. I couldn’t imagine selling another home without using this tool.
Appointment Scheduling Calendar
I was still living in our home while were went through the process of preparing, listing, and showing. As such, I needed clear direction of when I needed to run off and hide for 45 minutes. With COVID in full-force across Southern California, this could have been a particularly daunting task. Fortunately, NILE’s automated scheduling system was always in sync with my personal and work calendars. I always had 24 hour notice of appointments being booked, both showings and all of the internal items (inspections, pictures, video tour, etc.). In the even appointments were moved/cancelled, my calendar was updated immediately. The scheduling functionality was also customizable, which allowed for me to restrict appointments to adapt to my schedule. The calendar functionality as a whole worked so well that I thought it was simply industry standard (which turns out not to be the case). Similar to the Offer Score Report, I would be miserable selling another home without use of this technology.
In closing, allow me to simply list the critical facts: we were able to sell our home, for a premium, in the middle of a global pandemic, after receiving 10+ offers from being on the market for a week-and-a-half, to a family that loves the home. Thank you NILE for being the perfect partners in this process, we are forever grateful.
