I just wrapped up a year lease at Las Flores a few weeks ago and wanted to share with others my overall impression of the place. I think the 3 star rating is pretty fair.

For the positive points, the location is beautiful and very safe - it's situated on the side of an undeveloped hillside that is great for running, biking, hiking, etc. You'll have a beautiful trail to run along, especially if you're out as the sun is rising or setting. It's a location where you'd feel safe letting your kids walk/bike to school with friends without supervision for their safety, too. Delivery packages can be left in front of your door and you'll never have to worry if a porch pirate is going to pilfer it.

Sharmil, as mentioned many times here before, is an excellent staff member and should be held onto by Las Flores as best as they can. She's friendly, approachable and goes the extra mile to help solve any problems you may be having. The grounds staff is also excellent and the property is cleaned and maintained daily. All of my maintenance requests were resolved with 24-48 hours after being posted, which was excellent.

For the average points, the amenities are fine but lackluster. The gym is very small with only the most basic of weight lifting equipment. It does have a cable machine, a bench, and dumbbells, which are all one needs for a workout, but it's still underwhelming. The computer lounges are frequently locked (when they shouldn't be), so you'll have to call up the office if you need to get in there. The pools are very nice, but one of them is not heated sufficiently and can become far too cold to use during the colder months (in case you like to swim as your cardio like I do).

For the negative points, the quality of the rooms is not adequate to the prices that they are charging. The biggest example of this cheapness is in their windows. They're all single-paned and frequently won't slide correctly when being opened and closed. You will absolutely hear any traffic that's going along the nearby roads, like Oso Highway, even with the windows shut tight because of their thinness. Any time someone revs an engine, you're going to hear it. If a dog on your side of the building is barking, you're going to hear it. If a baby is crying, yep, you're going to hear it cry and cry and cry. Walls are pretty good thickness, but with the way the building is constructed, if someone is thumping around, be it music or dancing or just being heavy walkers, you will hear the reverberations throughout your apartment.

Confusingly, the management team recently started up a landscaping renovation project, where they ripped up the existing bushes along the sides of several buildings to replace them with baby versions of the same bushes, but with a better placed irrigation system. While I understand the benefit of an upgraded irrigation system in southern California, the cost of the project due to its size is undoubtedly in the tens of thousands of dollars if not more, and really should have been used to upgrade the windows for the tenants.

Location-wise, this building isn't really close to very many social gathering areas, as Las Flores and RSM are pretty small cities. So it'll be a drive if you want to go out to a bar, restaurant, etc.

When my lease term came up, management proposed raising my rent by about seven percent, well above the inflation rate, and well above what surrounding properties were charging. Due to that, I did not want to stay here for another year. Upon moving out, they will charge you for everything that they can - so you'll be paying for new paint (even if they don't repaint it you'll still be charged for it), etc.

I hope this information helps you with your choice of moving here or not. I was happy with several aspects of this place, but disappointed with others.

I’ve been living at this place for a good proportion of my life, a couple years as a kid is now later, coming back as an adult to get my own place. I’ve always loved the community and amenities and what it’s always offered, all the staff here are absolutely amazing. I only know a couple by name, Alex and Sharmil but seriously all the staff are greet every single one. Even the maintenance guys are respectful! Will continue on living for for a while until I can get my own home one day. Oh another great thing is they always do maintenance requests super quick and with great attention to detail. I Never felt like something wasn’t done right or that I couldn’t communicate any other concerns I had:)

If you come to live here I’m sure you’ll love it too.

Great community, small enough to give you a private feeling, but spacious for outdoor activities with kids and pets. I really like the ability to get on a hike trail located right behind the complex. Super close to both HWY 5 and 241. Separate shout out to the resident office and maintenance team, so kind, attentive and honest. Sharmil helped me with all my moving in and out processes and has been my go to person at the resident office, always provided super helpful and fast assistance. Nothing but good experience. Highly recommend this community!

This place has been great so far! Beautiful location, wonderfully upgraded units, and fabulous, caring staff. Special shout out to Alex, Justin, and Sharmil in the office. They have all made me feel at home. Thank you so much! I would like to add an additional special thank you to Paige, as well as Ariella, who have both gone out of their way to help me. I am very appreciative. 🙂
Update after one year: The entire team here continues to surpass expectations, from the office to maintenance. They genuinely care about the community. Sharmil deserves special recognition for working with me on one particular issue, and I so appreciate her help!

We had the most pleasant experience throughout our move-in period. Through the great support of Andrew from Irvine Company, we found the apartment that ticked all our boxes.
We received wonderful support from Alex Carone from Las Flores, who is always incredibly friendly and attentive and was able to help us with all our questions regarding the lease and move-in process. He even checked in on us to see if everything was going well.
On move-in day, we were welcomed so warmly by Sharmil Miller from the leasing office. Any questions we had so far she gladly answered and always offered her help and advice. You can tell that the employees enjoy working here and love what they do.
So far, we’re loving the apartment complex, which is so well maintained with gorgeous landscaping and great facilities.
