I've rented a lot in a trailer park from Radford for 7 years now, and I could not be more pleased.

Here's why Radford has been great:

1. the management is great. Radford is easy to get a hold of by phone and issues are resolved quickly.

2. the rent is reasonable. All things considered, trailer park rent is going to be the cheapest option, and Blacksburg real estate costs are extremely high compared to similar size towns in SW Virginia. Single family, new constructions homes now range in price from $400K to $800K and old housing stock that needs substantial renovation starts at $300K. Yes, my lot rent has gone up 45% in seven years, but so has overall real estate costs in Blacksburg. Additionally, my lot rent was slightly undervalued in 2017, and part of the increase was to catch up to market value. Consider this: I currently pay $14.50 a day ($435 a month) to rent a decent sized piece of land. Included in that price is trash, leaf collection, and neighborhood upkeep. The days of $200 a month lot rent are gone, and Blacksburg is just not a cheap place to live.

3. the upkeep is fantastic. In the seven years I've lived here I've enjoyed municipal water and sewer, paved roads (re-paved while I've been here as needed), trees (and tree maintenance), leaf collection, and on-site management that ensures the neighborhood is clean and safe.

Finally, and most importantly for me, I am not worried Radford will sell out to private equity and Wall Street like Massie did. I see Radford re-investing in their properties and working to maintain and improve them. Folks that live in trailer parks owned by private equity are screwed--they have no on-site or local management and profit is the only metric. PE firms often do not maintain and improve their trailer parks and they know their tenants are effectively held hostage due to poverty. Radford is local and is "hands on". Yes, they make money, and I want them to profit so they can keep maintaining and improving my neighborhood. If I had more money I wouldn't live in a trailer park, but I don't so I need a decent safe park. Radford provides that.

For those that have left negative reviews: how about you just pay your rent? It's amazing how well you get along with your landlord if you pay your damn rent. And Blacksburg market value is what it is. If you want $300 lot rent, move to Narrows.

They bought the mobile home park I live in when the owner died. That was in 2019 that have since doubled the rent and evicted almost everyone in the park who have owned their homes for decades because they are on a fixed income and could no longer afford the rent. They then proceeded to offer the homes for rent because thay aquire possession when you are evicted. Many of the homes are old and no longer livable. They offer them to people for just monthly lot rent if you remodel it yourself. But they can't afford to pay the deposit and monthly rent and still make it livable. They are terrible people and don't care about the tenants, only their money.

We were great tenants and paid our rent on time every month. When the lease was up we moved out and they took our entire deposit of $1200 PLUS an additional $40 for “cleaning and damages”. I will NEVER rent from them again. These people are crooks.

They are very sneaky and very much Hitler like. Within a week or so of purchasing property, the witch of a property manager came around knocking on every door to sign a lease. Mind you in this lease it says 195 a month and not even a week later, it was increased to 275 for 2 years. I have lived here since 2007 and have had cats that were indoor/outdoor and now they're wanting us to keep them in. On top of that, there are strays that the tenants and myself feed and we aren't allowed to do that, guess they want them to die. Bottom line, I will put my No Tresspassing sign up. Don't knock on my door.

Never had a problem with them. Anytime I have needed something fixed, such as a water heater replaced, it was complete within 24 hours of the original call. Tina is extremely professional. Good job guys.

Do. Not. Just don't. They use sleazy and underhanded methods to extract as much money as they can from those they know have none to spare. They do not appear to have an office, and the phone number given is unresponsive. They harass and intimidate their tenants, and their people have absolutely no professionalism to speak of. Stay away from these crooks or they will make you regret it.

They are now NRV group and they are constantly trying to rip me off, they are taking me to court saying I’m behind 3 months for December January and February and they filed this December 20th and I just received the summons on January 21, so how am I late when 2 months have not come yet, my December and January rent is paid. I signed a lease with them September 21 and have been asking for a copy of it ever since and still have not received it. December 8th when we got 17 plus inches of snow my heat went out and she would not send anyone, no one showed up until the 26th. I have a special needs child and my grandson here and went without heat. Everything that breaks here it takes them 3 weeks to 2 months to fix and they send someone inexperienced to fix it and it looks worse then before. I have tried to hold out here for my Autistic child to graduate next year because she does not do good with change but this is the line I’m drawing with her. You are never allowed to speak to the owner or company only Darlene and it’s sad. DO NOT RENT FROM THEM!!!
