I have never had such thorough and meticulous inspection like Jerry Stonger and his company Preferred Inspection Services. Not only he was polite, on-time, courteous, he also answered all our questions and concerns regarding the issues he found for our potential purchase - which are must do, which are important and which are not so important. After the inspection was completed, he provided very organized inspection documents with photos for every area that he inspected - both summary and detail documents - and gave his suggestions where needed. Jerry's team performed a home inspection for us last month for $450. Our bathroom was signed off without any major issues being called out. A week ago we see a mushroom growing out of the grout and black mold at the base outside of the tub. You can imagine how long it takes mold to work it's way through grout to the outside. You might also imagine how awful the situation under the tub must be to create mushroom growing conditions. A remediation company caught this in less than 10 minutes using only moisture meters. Jerry's team could not. After speaking with Jerry, he claims there was no way they could've known there was mold there because it wasn't apparent visually.

So, are you buying a home a want to make sure that they are checking for mold? Then let me recommend against Jerry and his team. Mold will eat away at your foundation if not discovered and cared for, and the cost to fix is very high. And try calling them up to complain shortly after, like we did. They'll just claim no fault. What kind of confidence in their practice can you have, then? You could buy a moisture meter yourself and do a better job.

It is not my "belief" that mold takes months to grow to the conditions necessary for mushrooms and black mold to grow out of grout--it is the professional opion of the multiple remediation companies that we had to hire to inspect the tub. You didn't find the mold because of your process. Fine, your process is your prerogative, but this is a PSA for any homebuyer looking for peace of mind when it comes to mold. You will not get it from Jerry. And Jerry is more than happy to try and push the blame on you for his oversight.
